Benefits of Sealcoating:
Beautification: Fresh sealcoat brings back a dark black color to the pavement, making it look and drive like new. A black parking lot has a clean, rich look that presents a positive image of the company, facility, or residential complex. Prevents Oxidation: Asphalt pavement begins to deteriorate almost as soon as it is placed. Oxygen combines with the asphalt binder in the pavement and begins to break down the surface. Cracking and erosion due to weather can accelerate the damage. Sealcoating provides a protective barrier that protects the binder in the pavement from oxidation, and locks out moisture and weather damage.
Stops Weather Damage: Moisture penetration is one of the leading causes of pavement failure. Snow and ice can freeze and expand, causing fissures within the pavement. Sealcoating forms a water tight film that prevents moisture from penetrating and damaging your pavement surface.
Resists Oil and Gas: Gasoline from a topped off fuel tank or oil leaking from an engine can soften asphalt pavements, especially if allowed to penetrate to the base. Because coal tars aren’t soluble in gas or oil, tar sealers like sealcoating prevent damage caused by these spills. Manufacturers of asphalt emulsion sealers usually add polymers to increase resistance to gas and oil, helping improve asphalt durability.
Resists Ultraviolet Rays: Ultraviolet Rays from the sun breaks links between carbon bonds within asphalt, but these rays don’t damage the aggregate within the asphalt concrete. Although sealcoat does not repair the damage already occurred to the asphalt, it does prevent ultraviolet rays from further damaging of the pavement, and will prolong the lifespan of asphalt, especially surfaces that get a lot of direct sunlight.
Easier to Clean and Maintain: Sealcoating fills surface voids while coating the pavement surface. This results in a smooth and even texture, making the surface easier to maintain year round. Snow is easier to remove, fluids run off and won’t pool, and sweeping is more effective on a smooth surface.
Increase Pavement Flexibility: Sealcoat keeps a parking lot black. The blacker it is, the more heat it draws from the sun; the more heat it draws, the more pliable it is; the more pliable it is, the better it can withstand traffic volume changes without cracking. Sealcoating helps improve flexibility and pliability of the pavement, preventing cracking and breaking.
Cost-effective in the Long Run: The price of asphalt concrete will always be affected by the crude oil prices, which fluctuate when supplies vary. It is always less expensive to sealcoat a parking lot or driveway every few years using coal tar or asphalt emulsion than it is to overlay or place a new lot. Seal coating preserves asphalt for pennies per square foot, and can be done repeatedly with no loss of pavement integrity. Regular asphalt resealing and maintenance is the best and most cost effective way to maintain your driveways and parking lots.
