Benefits of Sealcoating Asphalt Surfaces
Improves Curb Appeal
Asphalt sealcoating amps up your curb appeal and keeps your parking lot looking great for many years. It protects your driveway, pavement, and other asphalt surfaces from damaging elements that can deteriorate the surface.
An asphalt sealcoat is also a good choice if your pavement or parking surface has cracks. Sealcoating fills those cracks so they don’t get worse or further damage your pavement.
Protects Your Asphalt Investment
Asphalt sealcoating is an inexpensive way to protect your asphalt driveway, parking lot, or walkway.
Asphalt is a porous material. Therefore, water penetration erodes it, causing cracks and potholes. Sealcoating and crack sealing provides a barrier between vehicle fluids and the road surface or pavement.
In addition, sealcoating protects against U.V. rays. These rays can cause surface oxidation that breaks down the asphalt’s binding properties, leading to fading.
Saves You Money
Pavement and parking sealcoating can extend your asphalt’s lifespan by protecting it from environmental elements. These corrosive elements include water, U.V. rays, oil and gas spills, salt, and other chemicals. Applying this protective layer every three years can save money by keeping expensive repairs at bay.
Overall sealcoating ensures your asphalt surfaces look good and perform well for 75 years or more.
Sealcoating your parking lot or pavement not only improves the aesthetics of your business but also protects your employees and customers. This essential service also reduces trip hazards, such road and pavement potholes.

The Commercial Sealcoat Process
The Commercial Sealcoat Process
You deserve the best sealcoat for your business. We’ll give you a quality sealcoat that will help your business shine, no matter the weather conditions.
Our team of asphalt and concrete sealing professionals perform the following process:
We start with a clean, dry surface.
We remove all sand and debris from the surface. Clearing these materials enables us to evaluate the surface properly and identify any defects.
We apply primer over chemical and oil spots to completely cover them.
Next, we repair potholes and fill cracks with thin coats of crack sealant before sealcoating.
Next comes the sealcoating process: our team of professionals applies at least two coats of asphalt emulsion sealer mixed with emulsifying agents. We use a broom, squeegee, or sprayer to apply these coats.
The freshly sealed surface remains undisturbed for 12 hours to cure and dry completely.
Finally, we restrip the lot to the existing layout.
What are the different types of parking lot sealcoating?
There are two main types of parking lot seal coating: asphalt emulsion and coal tar sealers. Coal tar is more expensive but lasts longer. Professional crews apply this sealer using a particular spray gun or broom.
Conversely, asphalt emulsion coatings are cheaper but have a shorter lifespan. They are also less messy to apply with a brush and sprayer.
Is parking lot sealcoating worth the money?
Yes. Parking lot sealcoating is the best way to protect your asphalt and keep it looking new. No matter what weather you experience, a commercial sealcoat will protect against fading and wear and tear. It will also improve pavement and parking lot appearance, ensure safety, and limit expensive repairs.
